What do radiator hoses and plumbing systems have in common?
Well, like you, I was thinking, NOTHING, until I went out on a home inspection today in Paradise Hills. Paradise Hills, even though it's name sounds serene is an area in San Diego not so peaceful. Drugs and gangs flow freely through it's boroughs and schools. But nevermind about that. The area is chalk full of homes to inspect. Loads of HomePath properties in this neck of the woods. So for me I have to look past the roughness, pack my 9mm in my inspection toolkit and get to work.
(just kidding, I don't own a gun).
I arrive on time to meet my client, a very nice gentleman interested in purchasing the property as an investment. This real estate investor is a flipper and "flips" several properties each month so it's time to be real nicey nice with him as he represents $4-5K in annual home inspection sales for my company. We do property inspections for a lot of investors in San Diego so we got along fine. With my background in construction and home remodeling we began to talk about what he could, and could not do with this home. We talked about moving interior walls, changing the windows, flooring, roofing, cabinetry, everything. And believe me, just about everything in this home really was in need of replacement.
This home is atypical for a Home Path property. From what I've seen, most of the Home Path homes that we've inspected have only moderate damage and/or cosmetic blemishes. This one was different. A non-permitted garage conversion. Several added rooms that were not part of the tax roll. A second kitchen! (who couldn't use that?). Wiring issues. Plumbing issues. I took 138 pictures for goodness sake. All told it took me three hours doing the home inspection and about 3 additional hours to write the report. That last bit could be because we are testing a new online home inspection reporting system.
The new online inspection report system is called HouseFacks, and it's real slick. I had a nice call with the software developer a couple nights ago and he was walking me through the system. It really produces stunning reports. Realtors seem to like it, and we are getting rave reviews from clients during the test phase. We'll see how it goes. If our customers like the other format better, we'll revert to that. I think when it all shakes out we will continue to offer our tailor-made home inspection reports, but perhaps switch to this online model for the REO's, rentals, HomePath properties, etc.

Anyways, back to the task at hand. So after navigating through the maze of re-configured hallways and little bedrooms strewn about with colors like something out of an Alice In Wonderland movie, I arrive at the rear bathroom.
A nice shade of blue.
Newer toilet.
New-ish fiberglass tub (installed to cover half of the existing window but thats a story for another blog post).
And the sink.
Now here is where radiator hoses do in fact have some usefulness to a handyman. And aside from the duct tape holding the sink plumbing together in the other bathroom, we were impressed by this handyman's abilities. He must watch a lot of MacGyver.
